The property stock reflects that mix. Faro's university and its role as the district capital mean a meaningful share of the city's housing is rented rather than owner-occupied, much of it in multi-storey apartment buildings in the city centre going back to the 1960s and 70s. Move out toward Estoi, Santa Bárbara de Nexe, Conceição or Montenegro, and further still toward São Brás de Alportel, and you're into modern villas and rural quintas on a completely different kind of installation. Faro's Baixa and the residential streets around it have a substantial number of multi-storey apartment buildings and townhouses built between the 1960s and the 1980s , and a lot of them have electrical installations that have never been formally reassessed since. Aluminium wiring in place of copper, ceramic fuse carriers instead of a modern RCD-protected consumer unit, and private installations extended piecemeal over the decades — an extra socket here, a converted room there — are all common finds. Unlike a standalone villa, apartment electrical work in an older Faro building also means working out the boundary between what belongs to the flat and what's part of the building's shared electrical infrastructure. Get that wrong and either the fault doesn't actually get resolved, or someone ends up paying to fix something that was never their responsibility. We assess the installation properly, explain clearly which is which, and carry out the repair or full rewire to bring the property up to a safe, modern standard — certified where Portuguese regulations require it.

With a good share of Faro's housing in rental use, landlords with older Faro properties are under increasing pressure to bring installations up to a standard tenants and insurers expect. A consumer unit fitted into a 1970s Faro apartment was sized for a couple of lamps and a small heater — the same flat now running air conditioning, a washing machine, a dishwasher and several device chargers at once will trip repeatedly, and that's a capacity problem rather than a simple fault . We upgrade undersized distribution boards to modern RCD-protected consumer units correctly rated for the property's actual load. For landlords managing more than one Faro rental property, the same assessment and upgrade work can be scoped and scheduled across the portfolio rather than treated as separate one-off jobs.
